Toll Brothers Inc. is using a subprime tactic to lure new home buyers, offering a 3.75% interest rate for seven years on conforming loans. Many companies are expected to copy the concept, in spite of how badly the economy collapsed because of it. During the housing boom, home buyers were tempted by loans that offered shockingly low rates, only to see them reset higher, sometimes very quickly, which resulted in crippling payments two and three times the original amount. People who were banking on a home increasing in value were sorely disappointed. This tactic is once again being used by mortgage companies to attract prospective homeowners, ignoring how this very tactic crushed large portions of the nation's economic vitality.

Trouble with friends?
So at the beginning of the year, i moved schools and made friends with this really nice girl Georgia. We both loved horses, i had my own and she loaned one, one day she told me that her loan horse was getting put up for sale as the owner could no longer afford him. I told my Mum about it, and she told me that she had emailed the owner about him, not knowing that my friend loaned him.
And as she was looking for a horse, just like this one, there was another lady that was looking to buy her, but she came from about 500 miles away, and the owner couldn't bare to let her go that far. So my Mum bought her. And my friend told me she was glad that the horse wasn't going far away, and my Mum had promised her that she could still ride, and she does, she comes once a week with me. But because my Mum can only ride Thursday, Friday and Sunday, but Georgia can't do Saturday's (she sees her new loan pony) i ride him, and i really really love riding him! I'm a novice rider and she's given me a lot of confidence! I asked her, before i started riding her for my Mum more often, whether she'd mind, because i don't want to make it awkward or anything for us, and she said that she didn't mind, i gave her a lot of opportunity to say she did, but she said she didn't and now i ride her a lot more. My mum is going to let me take him showjumping this summer, because she knows i am desperate to and my horse can't do it.
But its just, every now and again she drops hints, little snide comments like, 'i always look at your videos, even the ones i don't like' and in the context this means about the videos of me riding the horse. (And i don't put them up to rub in her face!!) And just things like this and it annoys me! I shouldn't have to feel guilty about riding a horse i have permission to? Maybe we're both just being Stupid Teenage girls but, i dunno what to do really :/
